Executive Biographies

 

Justin P. Fierz is a Founding Principal of Midwest Industrial Funds and oversees all aspects of the company’s activities.  Mr. Fierz has been involved in industrial real estate acquisitions, financing, development, asset management, brokerage and consulting since 1996.  He was a former Principal with Lee & Associates which is the largest agent-owned commercial real estate services firm in the nation.  Throughout his career he has successfully negotiated over $750,000,000 of transactions in 22 states both as a principal and as a broker/advisor to clients such as: Turtle Wax, Chicago Tribune, Levy Home Entertainment, Rehrig Pacific Logistics, ProLogis, USAA and CenterPoint Properties.  Mr. Fierz is a graduate of the University of Illinois at Urbana-Champaign and majored in economics with supporting course work in real estate finance.  He was also a walk-on athlete on their basketball team for one season. Justin lives in Elmhurst, Illinois and enjoys spending time with his wife and three daughters, vacationing with friends and family, as well as playing many sports including golf, tennis, paddle and basketball.

Michael J. Androwich is a Founding Principal of Midwest Industrial and oversees all aspects of the company’s activities.  Mr. Androwich has been involved in industrial real estate acquisitions, development, asset management, brokerage and consulting since 1995.  He was a former Principal with Lee & Associates which is the largest agent-owned commercial real estate services firm in the nation.  Throughout his career he has successfully negotiated over $600,000,000 of transactions both as a principal and as a broker/advisor to clients such as:  BP Amoco, Suncast Corporation, Ugitech, WisPark, Panattoni Development, First Industrial and CenterPoint Properties.  Mr. Androwich is a graduate of Fenwick High School in Oak Park and Loyola University of Chicago. Michael lives in LaGrange, Illinois and enjoys spending time with his wife and six children, vacationing with friends and family as well as playing many sports including golf, fishing and watersports.

James E. “Jed” Degnan III is the Director of Acquisitions for Midwest Industrial Funds. Mr. Degnan is responsible for helping to source, underwrite and close on existing building acquisitions as well as assist in the management and oversight of leasing brokers and portfolio vacancies. Mr. Degnan has been involved in the industrial real estate industry since 1998. Prior to joining Midwest Industrial Funds, he acted as Vice President of Investments, Eastern Region, for CenterPoint Properties, a wholly owned subsidiary of the California Public Employees’ Retirement System (CalPERS). There he was responsible for sourcing, negotiating and executing industrial real estate transactions in the Chicago market, and various port, logistic and transportation oriented markets on the East coast of the United States. In his 11 years with CenterPoint, Mr. Degnan was responsible for the acquisition of over $1.25 billion of transactions. Between 1998-2007, Mr. Degnan was a brokerage professional for Cushman and Wakefield and CBRE in the Chicago market. A partial list of his past clients includes Tenneco Automotive, Fortune Brands, Jim Beam Brands, Stack-On Products, Manulife Insurance, CenterPoint Properties, ECD Company, Abbott Pharmaceuticals and Baxter Laboratories. Mr. Degnan earned a Bachelors Degree from the University of Iowa after attending Loyola Academy in Wilmette, IL. He lives with his wife and three children in Oak Park, IL.

Patrick A. Schaner is the Director of Development for Midwest Industrial Funds.  Mr. Schaner is primarily responsible for helping to source, evaluate, close and manage the construction and leasing process on new development and special project opportunities.  He has been instrumental in the company’s growth initiatives and has held multiple positions at Midwest Industrial over the years including Director of Finance and Portfolio Manager.  He has over 23 years of experience in commercial real estate development, acquisitions, dispositions, leasing, financing, insurance, property management, accounting as well as financial and investor reporting.  Mr. Schaner previously worked for Opus North Corporation, Panattoni Development and Cushman & Wakefield/Northmarq.  Throughout his tenure, he has developed speculative properties and managed build-to-suit and tenant improvement projects for tenant’s such as CTS Industries, Conway Logistics, Fed Ex, Leggett and Platt, Sears Logistics, General Electric and Kimberly Clark.  Mr. Schaner is a graduate of Michigan State University where he earned his BS in Accounting. Patrick lives in Elmhurst, Illinois with his wife and two children.

Mary Meagher is the Director of Property Management for Midwest Industrial Funds expanding real estate portfolio. Ms. Meagher has over 25 years of experience in property management, accounting, construction, portfolio management, due diligence. Additionally, she has maintained successful tenant relations in the industrial, office, and commercial real estate markets throughout metro-Chicago during her career.  Mary’s background in real estate includes previous employment at Entre Commercial Realty, Investor’s Equities/Winston Management, LaSalle Partners and Chicago Dock and Canal Trust Company. Ms. Meagher is a graduate of Northwestern University in Evanston, Illinois where she earned a BA and minored in Business with a concentration of study in real estate. Prior to Northwestern, she attended Oak Park River Forest High School.  Mary lives in Kildeer, Illinois with her husband and 3 children.

John M. Dunneback, Jr. is the Director of Construction for Midwest Industrial Funds.  Mr. Dunneback is primarily responsible for overseeing and managing all new building and site construction activities.  He will also assist with due diligence and preconstruction activities for new land acquisitions.  Mr. Dunneback has over 20 years of experience in the construction, development and commercial real estate industry focusing mainly on the development and construction of speculative industrial buildings, build-to-suits, as well as complex tenant improvement and renovation projects for clients such as Ashley Furniture, Navistar International, Valspar Paint, Reynolds Metals Company and Target.  Throughout his career, John has managed over $700 million worth of construction projects.  He previously worked for McShane Construction, Opus North Corporation, Ryan Companies and most recently served as Vice President at Morgan/Harbour Construction.  Mr. Dunneback is a graduate of Marquette University and majored in Civil Engineering with a minor in Business Administration.  John lives in Western Springs, Illinois with his wife and three children.

Tim G. Frangella is the Director of Field Operations for Midwest Industrial Funds.  Mr. Frangella has over 35 years of construction management and general contracting experience.  He is primarily responsible for managing all field-oriented construction activities including estimating, bidding negotiations, permit submittals, vendor relations as well as helping to facilitate project due diligence and fostering positive on-site tenant relations.  Since 2013, Mr. Frangella has managed 60+ successful construction projects for Midwest Industrial.  He has also completed specialized asbestos training and holds an OSHA 40 certification.   Prior to joining Midwest Industrial, he was with Mars Equities for 28 years ending his tenure there as President of Real Estate Development.  Tim lives in Oak Brook, Illinois with his wife and has two children.

Jack F. Horrigan is the Director of Finance for Midwest Industrial Funds.  Mr. Horrigan is primarily responsible for investor relations, transaction financing as well as overseeing operations, insurance, accounting and financial reporting functions.  Prior to joining Midwest Industrial, he spent his career in corporate finance at GE Healthcare with experience in merger and acquisition financing and integration, financial planning, accounting, consulting, and manufacturing finance for the medical imaging, software, and biosciences business.  Mr. Horrigan earned an MBA from the University of Chicago Booth School of Business and a Bachelor’s Degree from Boston College after attending Fenwick High School in Oak Park, IL.  He lives with his wife and children in La Grange Park, IL.
